- James became an Innkeeper on 21 June 1836, when acquired a licence to retail “wines and malt and spirituous liquors” at The Hope Hotel, in Bigge Square, Liverpool NSW…
- There must have been some profit in the hotel business, because James bought at public auction, 640 acres (one square mile) of land near Bungendore, Lake George, for one hundred and sixty pounds. The NSW Government Gazette lists the land transaction as taking place on 12 March 1841…
- Apparently, James never worked the Bungendore property, because the registration of his children's births in this period show him as living at Liverpool, engaged as hotelier, horse breaker, butcher and farmer. In 1840 he leased the land to his brother John for fourteen years..
